What dynamic pricing really means
Dynamic pricing gets thrown around a lot, so we start with the basics. PriceLabs looks at demand, occupancy, seasonality, events, and competitor rates, then adjusts your prices so you're set at the right rate for every night. It's rule-based, so you set the guardrails — your base price and your minimum and maximum — and pricing only ever moves within the window you define. You stay in control.
A live look at the product
Dav walks through the tools you'll actually use day to day: the multi-calendar view that colorcodes demand and flags events; the Hotel Rate Shopper for building and comparing your comp set from Booking.com; short-term rental data from Airbnb and VRBO; market history for occupancy, booking window, length of stay, and ADR; and Portfolio Analytics for performance, pacing, and revenue on the books. A standout theme is “no black box.” Hover over any night and you can see exactly where the rate came from — your base price, seasonality, demand, and occupancy-based adjustments — all broken down so nothing is a mystery.
How the integration works
Once you connect PriceLabs, it prices up to 720 days into the future and pushes rates through ThinkReservations to your channel manager and out to every channel you sell on. Reservations flow back into PriceLabs so your pricing accounts for real booking data. You can tune how much weight hotel data versus short-term rental data carries, set check-in and check-out rules, and control minimum-stay settings — and standard syncs can be increased to every four hours or even real-time for fast-moving markets.

PriceLabs is transparent about cost: pricing is per room, per month, on a month-to-month subscription you can pause or cancel anytime. There's a 30-day free trial with no payment details required up front, plus a deep library of help articles, 350+ training videos, and around the clock support. ThinkReservations customers can add PriceLabs from the in-app marketplace at no charge from us — which also helps us support your setup.
